Tree roots in drains are one of the biggest cause of blockages in the UK. At Maintain Drains, we have a variety of techniques that we can try out for root removal and depending on the location and severity of the root ingress. In many cases, roots can simply be cut away if there has been major displacement to the joints or severe fracturing then excavation may be the only answer. Once the removal of the roots is complete the following process would be to use a structural liner to reduce the likelihood of the roots getting into the drain in the future.
Tree roots in drains gain access via the pipe joints, fractures, cracks and through inspection chamber walls and benching. The majority of the drainage systems within the UK are constructed from collar and spigot vitrified clay pipes jointed using sand & cement, these joints offer little resistance to fine tree roots.
Why tree roots enter your drains?
Condensation that naturally occurs on the outer wall of the drain pipe, or moisture from leaking drain joints attract tree roots looking for a good nutritious feed. Disturbed ground, trenches and house foundations make easy travelling for a root system compared to the adjacent undisturbed ground.
How do you repair root ingress?
Tree root ingress is one of the biggest causes of blockages in the UK. For this reason, we recommend that you have your drains thoroughly investigated with a pre-purchase survey before buying a new house. Drains close to any disturbed ground, trees or hedges are particularly vulnerable.

Spoke to Jon at Maintain prior to our house purchase as a house surveyor's report does not give sufficient information. Could not fault the service. Video's of all the drains. a map of their location and description of condition which is incredibly useful for future plans. He arranged everything which was appreciated as we are (were) not local and the report was with us the next day. Like the electrician who inspected the electrical installation; both worth every penny of their fees prior to a house purchase.

How do you Repair Root Damaged Drains?
Drainage Tree Root Removal
If the roots have reached your system through joints and there is no major displacement, Maintain Drains can cut the roots and reline your drainage. However, if the root ingress has caused major displacement to the joints or it has fractured or compromised your pipes, pipe excavation may be the only answer. On most domestic systems given the number of bends and junctions you get over fairly short distances it is often a mixture of the two repair methods are required.
You should be insured for tree root damage to drains unless you have some obscure bricks and mortar policy that states otherwise.
Tree roots in drain pipes can cause serious problems. As well as drainage system blockages, you could have to deal with cracked or damaged pipes. Drainage root removal should be high on your priority list.
Serious damage like this means you’ll need to have your drains relined or excavated and replaced. These can be costly jobs, so you are better off having drainage roots removed early.
